Lot 1, Block A~ Preliminary Plat, to allow the constraction of a church on 7 acres of property, located at the southeast comer of MacArthur Blvd. and Starleaf Street, at the request of Arthur Weinman Architects. This includes the existing sanitary sewer with volume and page number and any other easements necessary for the water meters and vaults. Master Site Plan 1) A left mm lane and median opening is necessary for southbound traffic to enter the site. 2) A northbound deceleration lane may be needed off of MacArthur Blvd. 3) Reconfigure northern comer of site plan to provide a second point of access to Starleaf St. This will require the construction of a part of Starleaf St. 4) To ensure the City can access our sewer line in the future, no improvements should be constructed in the sewer easement. This includes retaining walls and monument signs. Site Plan 1) 6" thick 3000 psi reinforced concrete on a lime stabilized base is required in the fire lane and 5" 3000 psi on a lime stabilized base in the parking areas. Remove reference to 4" concrete. 2) Brick paver band should be 8' wide and one foot inside the property line. 3) Remove monument sign from existing sewer easement. Page 2 · DRC Comments Church of the Apostles, Episcopal Addition Grading and Utili~_ Plan 1) Minimum water line size for fire protection is 6". 2) Provide meter vault for f'tre line. 3) Site plan shows fire hydrant at southeast corner of church, however the plan does not show a f'u'e line to the hydrant. All f'tre hydrant locations and line sizes are to be approved by the Fire Marshall. Landscape Plan 1) No trees are allowed in the visibility easements.
