1) Show right-of-way for MacArthur.
2) Show all easements and finished floor elevation of the building.
3) Show floodplain block, signature block and 100 year floodplain limit.
Master Site Plan
1) A left turn lane and median opening is necessary for southbound traffic to enter the site.
Also, U-turn's at MacArthur/Starleaf can't be completed safely unless there are 3 lanes
southbound on MacArthur. A median break and left turn lane into the southernmost
driveway will solve the problem.
2) Show a 5' sidewalk along MacArthur Blvd. and brick pavers at both approaches.
3) A northbound deceleration lane may be needed to get traffic off of MacArthur thru lanes
quickly.
4) Construct a 30' radius at ingress/egress points for fire trucks.
5) Reconfigure northern driveway. Build part of Starleaf and take access on Starleaf not on
MacArthur.
6) Need to ensure Parks Department wants the joint access as shown. If so, need to ensure it
can be continued into park property.
7) No fences/development allowed in floodplain.

Site Plan
1) Show all easements and the visibility sight triangle easement at all ingress/egress points.
2) 6" thick 3000 psi concrete on a lime stabilized base is required in the f'ue lane
and 5" 3000 psi on a lime stabilized base in the parking areas.
3) Show the 100 year floodplain limit.
Grading and Utilities Plan
1) Provide a drainage area map and hydraulic calculations.
2) Show the meter and water and sewer line sizes. What about the f'trelines and fire lanes for
the site?
3) The maximum allowable driveway grade is 10%.
Landscape Plans
1) The site plan shows a 5' sidewalk to be a foot off of the property line and not against the
back of curb.
2) Show visibility sight triangles at all ingress/egress points.
3) Provide irrigation plans.
FYI Comments
1) Impact Fees will be required.
