The hike and bike path should be constructed prior to a certificate of occupancy for the
home.
The water service and meter size should be shown. All water impact fees will be required.
It is my understanding that you will be providing a septic tank to provide sewage for this
property. Article 5, Section A, paragraph 6 of the Floodplain Management Ordinance states
that sanitary sewer systems shall be designed to minimize or eliminate infiltration of flood
waters into the system and discharge from the systems into the flood Waters. Paragraph 7 of
the same Article states that on site waste disposal systems should be located to avoid
impairment to the operation or contamination from them during flooding i.e., waste disposal
systems shall not be located within a floodplain management area. In the Floodplain
Management Ordinance, your note on the plat that states that the entire lot, except for the
building pad, is within the 100-year floodplain is inadequate to provide a septic tank for this
lot. You have previously submitted a floodplain study which shows a reclamation on this
site approximately 280 feet north of DeForest Road. It was my understanding that you were
going to fill your property to reclaim it from the floodplain. Without filling the property,
you will not have a location for your septic tank plus you will not be able to build any
outbuildings or fence in the property that is in the floodplain. Also, our records show that
in September, 1994 FEMA requested additional information to process your final letter of
map revision. As of this date, we have not received any verification that the information has
been submitted to FEMA so that they can make their final determinations. Building
Inspections has been alerted that no CO's will be issued for this property until the final letter
of map revision has been obtained
The escrow agreement needs to be signed so it can be processed to City Council for
approval.
