HISTORY:
There has been no recent plating history on this parcel although
the property to the west (Cambridge Estates) has gone through
the subdivision/zoning process in the last 90 days.
TRANSPORTATION:
DeForest Road is not on the thoroughfare plan, is a residential
street requiting 50 feet of r.o.w., 27 feet of paving.

COMPREHENSIVE PLAN: The Plan shows this area to be utilized for low density
single-family, parks and open space uses.
ANALYSIS:
As an overall statement, this plat generally conforms to our plating
requirements, and staff supports this application. There are some additional
comments to be made, however:
-escrow will be required for DeForest Road
-sanitary sewer will need to be provided; utility and construction plans
are needed
-deletion of alley needs to be resolved
-floodplain and floodway needs to be shown on the plat
-approval of the submitted floodplain study must be procured prior to
final plat approval
-this development will necessitate a minimum dwelling unit size of
2400 square feet, maximum lot coverage of 10%
-an 8 foot wide concrete trail needs to be constructed within the Hike
and Bike easement, location to be coordinated with Coppell Parks
Division
-minimum lot width in an ~A~ district is 200 feet, this plat shows 155
feet, thus Board of Adjustment variance must be obtained prior to final
plat approval
Assuming the applicant will resolve these issues, staff recommends approvalx,~of
