The floodplain should be shown, labeled and dimensioned on the plat.
How does the location of the 20 foot utility easement across the front of the lot tie in to
the proposed utility easement in Cambridge Manor. The dedicated utility easement
should align with the proposed easement in the Estates of Cambridge Manor.
How is sewer going to be provided to this site? Subdivision Regulations require the
extension of utilities. This will require the submittal of plan view utility plans with the
preliminary plat and construction plans with the final plat.
The floodplain study that has recently been submitted to the City will need to be
approved prior to the approval of the final plat.
A dimension should be provided from the center line of Allen to the comer of the
Birdsong Addition.
6. Escrow will be required for DeForest Road.

A lot and block number should be provided.
The standard floodplain note for the floodplain administrator's signature should be
provided on the face of the plat.
The floodplain and floodway should be shown, labeled and dimensioned on the plat.
Easements should be provided for the extension of the sanitary sewer to the property east
of the Birdsong Addition. This will require the submittal of plan view utility plans with
the preliminary plat and construction plans with the final plat.
A variance request for the deletion of alleys should be provided.
The floodplain study that has recently been submitted to the City will need to be
approved prior to the approval of the final plat.
Allen Road on the south side of DeForest should be shown and a dimension should be
provided from the center line of Allen to the corner of the Birdsong Addition.
A minimum finish floor at least 2 feet above the floodplain elevation should be shown
on the face of the plat.
In the vicinity map, the word "Stemmons Freeway" should be changed to "I-35 East".
Escrow will be required for DeForest Road.
