TEXAS 75019 FILE COPY March 31, 1998 Mr. Joseph Rue Washington and Associates, Inc. 500 Grapevine Highway Suite 375 Hursts, Texas 76054 RE: Construction Review letter for Asbury Estates Dear Mr. Rue: The City of Coppell has received and reviewed the referenced plans and has the following to offer: 1. All proposed vertical curves for the streets need to meet minimum lengths as per the City of Coppell's Subdivision Ordinance. 2. Sidewalks adjacent to City right-of-way in common areas need to be constructed during the initial construction of this development. 3. The street named Joshua Lane does not appear on the subdivision plat please verify names. 4. If the proposed retaining wall along the west side of the development is to be built dm-in g Lhe initial construction of this development, then a detail for the retaining wall needs to provided with these plans. 5. On the Lot Grading Plan, indicate the FHA drainage for each lot, i.e.: Type A, B, or C. 6. Erosion protection needs to be provided at the ouffall of the proposed storm sewer systems. 7. On the sanitary sewer general notes, item Number 9, add the additional comment stating tha-: "The sanitary sewer service shall be extended 5' beyond the property line." Page 2 8. Are you going to propose to have any connection from the sidewalk in the right-of-way to the proposed hike and bike trail on the west side of this development? If so, please provide a detail showing how this connection will be made. This connection must meet all A.D.A. requirements. 9. In the channel tran.qtion area it may be necessary to provide erosion control measures to maintain the flowline of the channel in this area. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
