Dear Taryon: We have reviewed the above referenced project and offer the following comments. We have no comments regarding the Zoning Request. Regarding the preliminary plat we offer the following: A variance is required for the cul-de-sac named Stanford Drive. This should be listed on the preliminary plat as a variance requested. Maximum allowed length per the sub- division ordinance is 600 feet; applicant is proposing approximately 825 feet. e Bethel School Road is classified as a two lane collector street. This requires a 60 foot right-of-way. Thirty five feet of right-of-way exists per the plat, therefore, 12.5 feet of additional right-of-way is required. The applicant shows to have accommodated this requirement. Bethel Road is classified as a six-lane divided thoroughfare requiring 110 feet of right-of-way. Applicant has provided the 35 foot wide dedication along their frontage for this roadway. ® The applicant will be required, prior to final platting, to comply with the City's Comprehensive Floodplain Management Ordinance (CFMO). Development of the creek frontage lots will depend upon the findings of their study. As a Preliminary plat, we have no objections to the depths of the lots shown. Also, indicate size of existing sewer line. e The Fire Department has indicated at the DRC meetings that Bethel School Road needs widened at this time to accomodate development of this site and still maintain adequate access for fire protection. This is due to only one point of access existing into this development. The issue of the necessary right-of-way dedications to accomplish the street widening and roadway construction versus the escrow of funds will need to be resolved prior to final platting this site.
