Asbury Manor-CS 970630June 30, 1997 Matt Goodwin Goodwin & Marshall, Inc (. 6001 Bridge Street, Suite 100 Fort Worth, TX 76112 Asbury Manor Construction Plans Dear Mr. Goodwin: The City of Coppell has received and reviewed the referenced plans and has the following to offer: 1. Provide a note stating all fill to be done in 8" lifts and compacted to 95 % density. 2. Provide the radius of all streets intersection. 3. Provide information regarding the ditch adjacent to Coppell Road. A storm drainage pipe may be required underneath Westminster Way. 4. Show the location of sidewalks and provide note to be constructed when each lot develops. Also, the sidewalks across the box culverts and adjacent to the drainage easement should be built when the streets are constructed (see sheet 2 of 19). 5. ADA ramps must be built at all street intersections and constructed at the time of development. 6. Provide a temporary "Type III" barricade at the end of Westminster Way and Cromwell Court. 7. Provide plans on proposed Hike & Bike trail. Design criteria must meet the Trail System Master Plan. Contact Brad Reid, Park Planner & Landscape Manager at 304-4592 if you have any questions. 8. Provide curve information for Westminster Way eyebrow detail. Also a 0.5 % minimum grade needs to be maintained for the proposed valley gutter and curb. 9. It is my understanding that Cromwell court layout has changed, Provide revised paving plans for Cromwell Court. Also what happens to the drainage when it leaves this development. A letter from adjacent property owner needs to be provided to allow access to the property. 10. All drainage easements must be a minimum of 20' wide as per the City's Subdivision Ordinance. 11. The time of concentrations should be based on 10 minutes. 12. Concrete rip rap needs to be provide at all storm drainage outfalls. 13. On the grading plan, provide proposed grades on the front and rear of all lots. 14: Water services should be located in the center of the property and the sewer service should be located 10' downstream. 15. A blowoff valve must be provided for water line on Cromwell Court. Also locate a valve 20' away from end. Also, extend the waterline north to property line on Westminster Way. 16. Provide water service for Block 2 Lot 1. 17. Provide easement document to the City of Coppell for proposed 50' Drainage Easement and proposed 20' Utility Easement for the 8" water line offsite of this development before the documents are filed with the County. · 18. All bores must be dry bores. 19. The sewer line crossing the drainage channel should be protected by encasement. 20. The sewer line in Cromwell Court should be extend to north property line so the property to the north can connect to the sewer line. Also, the same needs to be done on Westminster Way. : 21. The sewer line in Westminster Way needs to be extended further west so sanitary sewer connection can be made 10' downstream of center line at lot. 22. Show storm drainage crossing and water line crossing on the sanitary sewer profiles. 23. On sewer line "A-2" the manhole at Station 1 +89 must be a 5 foot diameter drop manhole as per the City of Coppell Standard Details. 24. Do not submit the City of Coppell detail sheets with the construction plans. Provide a note stating "construction shall conform with the City of Coppell Standard Details". Provide details for any standards not provided as the City's details. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
