ITEM: Asbury Manor, Preliminar~ Plat, to allow the development of a 46-1ot
single family residential subdivision on 12.694 acres of property,
located on the east side of Coppell Road, approximately 540' north of
Pattcway Blvd., at the request of gline and Comtnmy.

1. Provide right-of-way corner clips at all street intersections to allow for construction of
A. D.A. ramps.
2. Show minimum finish floor elevations for lots adjacent to 100-year floodplain.
3. Need to request variance for deletion of alleys on Lot 1, Block 1; Lots 1-8, Block 3; Lots
1-12, Block 4; and Lots 1-6, Block 5.
4. Show right-of-way dedications at the southeast corner of development for existing alley.
5. Show drainage easement for existing drop inlet at the northeast corner of the development.
6. Location of Hike & Bike Trail easement must be approved by the Leisure Services Dept.
7. The channel improvements need to be mowed and maintained by the Homeowners
Association.
8. Impact fees will be required.
9. The landscape easement needs to include all of the screening wall along Coppell Road.
10. Indicate how much of the temporary access easement connecting Westminster Way and
Cromwell Court will be on property to the north. An offsite easement will be required.
11. Indicate on the plat where the 20' high & bike easement will be located. The location will
need to be approved by the Leisure Services Department.
Utility Drainage Plan:
12. Fire hydrant locations must be approved by Fire Marshall.
13. Check water pressure in this area to insure adequate pressure of minimum 40 psi could be
provided.
14. The drainage Q100 numbers shown on the plans do not match the Q100 in the drainage
computation table.
15. Loop the 8" water line in Westminster Way to the existing water line in Villages of
Cottonwood creek, Section VI at the northeast corner of the subdivisions.
16. All sanitary sewer line mains need to connect in the direction of flow.
Landscaping Plan:
17. Show all sight visibility triangles at all street intersections as per the City's Subdivision
Ordinance.
