COMPREHENSIVE PLAN:
The area of MacArthur Blvd. and Beltline Road has been
designated as a special land use category for mixed uses since it is
considered as a gateway into the City.

When we reviewed this item last month in its preliminary plat
stage, staff expressed a concern regarding the engineering plans,
submitted to our Engineering department. The plans indicated
future plans that tie into an existing sanitary sewer and water line
that will be extended through the Valley Ranch Baptist Church
Addition and the Valley Ranch Serf Storage Addition, which is
located adjacent to this site (as shown on the vicinity map). We
reiterate that if construction of either the church or the mini-
warehouse does not occur, then the City will require Blooming
Colors Nursery to be responsible for extending the water and
sanitary sewer from its existing location in the Tom Thumb
shopping center.
All DRC comments have been addressed, therefore, staff has no
objections to approval of the plat.
