CURRENT ZONING: MF-2 (Multifamily 2) REQUEST: SF-12 (Single Family 12) APPLICANT: Developer: Cody Boren 925 Warr~ Court Coppell, Texas 75019 972490-709O FAX 972-490-7099 HISTORY: In the early 1990's this general area was zoned for atnu'anent uses. In 1992, PD's 121 and 122 were established which rezoned approximately 70 acres from lVIF-2 to SF-7. In 1994 the City Council approved a rezoning request for a SF-9 District abutting the subject property to the west. This SF-9 property was platted and developed for single family homes on lots ranging in size from 10,500 square feet to 2.7:t: acres. The subject property is the last remaining IVIF-2 property in this area TRANSPORTATION: Warren Crossing and Beverly Drive are two lane, undivided, residential streets with 50' of right-of-way. SURROUNDING LAND USE & ZONING: North- Denton Creek Floodplain in the City of Carrollton; Dallas Gun Club South - Single Family homes; SF-7 PD 121 East - Denton Creek Floodplain in the City of Carrollton; Dallas Gun Club West - Single Family homes; SF-9. COMPRF. J-IENSIVE PLAN: The Comprehensive Plan shows the proIxxty as suitable for single family. Item # 10 DISCUSSION: This property contains approximately 10.4 acres of land and is currently zoned MF-2. The nortbem portion of this property lies within the flood plain, and therefore not buildable at this time. The property is currently developed with a 1,720 square foot single family home, with access at the intersection of Warren Crossing and Beverly Drive. The owner of the property plans to construct a new home on this site, and in the future, potentially subdivide the property into two lots to allow for the construction of an additional single family home. The requested SF-12 zoning will permit the construction of these homes with a minimum lot size of 12,000 square feet. The zoning and subdivision regulations will be adhered to, except that a waiver of the alley requirement is being requested. This waiver can be granted by the City Council at the time of Final Platting. Again, the existing zoning on this tract is MF-2. The development of apartments on this tract would not be feasible from a physical and economic standpoint, and would not be compatible with the surrounding zoning and development patterns. The requested SF- 12 District zoning requires larger lots than the 5,000, 7,000 and 9,000 square foot lots established in the immediate area. Therefore, staff is in support of this requested rezoning. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of this rezoning request from a MF-2 District to a SF-12 District based on its compatibility with the surrounding land use and zoning patterns, and its adherence with the recommendations of the Comprehensive Plan.
