HISTORY:
A preliminary plat was approved by the City Council on May 11, 1993.
TRANSPORTATION:
This property is bound by Moore Road, which is a C2U and is just a few hundred feet

north of Sandy Lake Road, a C4D. Sandy Lake Road is presently a two-lane
substandard asphalt roadway, with future plans for a four-lane divided roadway contained
within a 110' right-of-way.
SURROUNDING LAND USE & ZONING:
North - Apartments; MF-2 Zoning
South - Retail strip center and vacant future retail; future commercial
East - Grocery store; Commercial Zoning
West - Vacant, Day Care Center; Commercial Zoning
COMPREHENSIVE PLAN:
The comprehensive plan shows mixed - use development (with no apartments) as the most
desirable use for the property.
ANALYSIS:
Many of the issues that were discussed .during the preliminary platting stage has
been addressed. The only other concern that has not been resolved is the off-site
drainage issue, which impacts the subject property. This issue has been debated for the
last several years and is near a resolution. Further discussion regarding drainage will be
addressed, by the City Engineer, during the meeting.

1) Approve the final plat with variances
2) Deny the final plat
3) Modify the final plat
