LOCATION: Approximately 250' north of Sandy Lake Road, along the east side of
Moore Road.
SIZE OF AREA: 10.888 acres of land.
REQUEST: Approval of a preliminary plat for thirty-five single-family lots.

HISTORY: A zoning change request from (SF-12) to (PD-SF-7) was approved by the
Planning Commission on March 18, 1993.
TRANSPORTATION:
This property is bound by Moore Road, which is a C2U and is just a few
hundred feet north of Sandy Lake Road, a C4D16. Sandy lake Road is
presently a two-lane substandard asphalt roadway, with future plans for
a four-lane divided roadway contained within a 110' fight-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows mixed-use development (with no
apartments) as the most desirable use for the property.
ANALYSIS: Many of the unresolved issues that were presented during the rezoning
process have been resubmitted and staff and the developer/owner are
getting most of the issues resolved. One of the remaining concerns is that
the right-of-way for Moore Road is not indicated on the preliminary plat,
and needs to be shown. The other issue is that the drainage easement
needed for Block C, Lots 4, 5 and 6, are not shown on the plat.
The Homeowners Association Maintenance Agreement has been submitted
for review and staff is in the process of reviewing it for conformance.
Staff recommends approval of the preliminary plat; however, we request
that the easements and the right-of-way be shown on the preliminary and
final plats.
