Creekview Addition Phase II Preliminary Plat located at the northeast and southeast corner of Denton Tap Road and Bethel Road. The proposed sanitary sewer connection is shown to be connected to the existing manhole against the flow in the existing sewer line. It should be redesigned so that it flows north and ties into the existing 8" sewer line on the north side of Bethel Road or 2 manholes should be installed so that the sewer line can be connected to the existing sewer line with the direction of flow. The proposed 8" water line should be extended to the south side of lot 3, if lot 3 is final platted at the same type as lot 1 and 2. If it is the intent to subdivide lot 3 in the furture, then the proposed stub-out line should be 8" not 6". All assessments due for Denton Tap Road should be paid. The note from our Floodplain Ordinance should be added to the face of the plat. A copy of the wording was given to Ms. Hennessey at the DRC meeting. Some type of shared access easement should be provided for lots 1 and 2. 2. Austin Place Preliminary Plat located approximately 250 foot north of Sandy Lake Road along the east side of Moore Road. A copy of the homeowners association agreement should be provided. The correct zoning of the property south of this addition should be shown. All easements should be shown, specifically the easements between lots 4 and 5, Block C and along the east side of lot 6, Block A. Provide the dedication for Moore Road south of this addition and east of Moore Road. 3. Hertz Road Elementary School Preliminary Plat located at southwest corner of Parkway Blvd. and Hertz Road to a request of the Copper ISD. No information was provided and no representative appeared for this plat.
