Box 478 Coppell, Texas 75019 214-462-0022 July 11, 1996 Mr. Gary Hobbs HAP Engineering 1451 Empire Central, Ste 103 Dallas, Texas 75247-4063 RE: Ashton Ridge Construction Plans Dear Mr. Hobbs: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Indicate on the plat how much of the drainage easement shown between Lot 7 and 8 will be located on each property. 2. Label all paving profile views with street names. 3. Locate all sanitary sewer manholes in parkway outside the limits of sidewalks. 4. Provide a note stating the brick paver band to be 8' wide and constructed as per the City of Coppell Standard Details. 5. Some of the paving plan views are missing curb lines. Also, the correct profile view should be located under the plan view and both views should be stationed in the same directions. 6. On water and wastewater plan sheet please address the following comments a) Show all water and wastewater service connections. b) Remove all offsite notes referencing proposed sanitary sewer line. c) All fire hydrants need to be located 3' off back of curb. d) Locate proposed valves in cul-de-sac adjacent to curb. e) Locate waterlines in middle of easements. f) All manholes to be chimney sealed. g) Provide a mainline valve on Brighton Court as indicated in the plans. 7. Indicate the proposed sanitary sewer grades on the wastewater profile sheet. 8. Provide positive overflow for inlet located at Brighton Lane and Brighton Court. 9. Show street names on storm drainage plan. 10. Indicate how much drainage is picked up by the inlets located on Brighton Lane and Brighton Court. 11. Bob Finley mentioned to me that he is proposing to build retaining walls during the construction of this development. I told him if walls are proposed to be adjacent to the existing alleys, the area between the wall and alley would need to be paved as shown in detail for screening walls adjacent to alleys. Also provide a detail of walls. 12. Will an irrigation meter be needed adjacent to Sandy Lake Road? 13. Show the' hydraulic grade line and proposed slope for the storm sewer systems. 14. Provide information regarding the elevation of the existing alleys. 15. The connection to the existing 8" waterline on Heartz Road should be field verified. 16. A note should be provided on the plat regarding the deletion of alleys. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
