HISTORY: When this ~ was annexed into the City of Coppell it was
temtxrarily classified as "A' Agriculture District, until permanent
zoning is established. This request is to establish permanent, SF-12
district zoning
TRANSPORTATION: DeForest Road is an unimproved two-lane undivided residential
street contained in a 40 foot right-of-way.

COMPRg>II~SIVE PLAN: The Comprehensive Plan shows the property as suitable for
single family residential.
DISCIJSSION: Per Section 39-1, of the Zoning Ordinance, Creation of Building Site
prior to the issuance of a building permit, the site must be
established by a lot which is a part of an approved final plat.
Therefore the purpose of this plat is to allow the development of a
single family home under SF-12 District requirements.
The building lines axe shown per SF 12 requirements, except an
100 foot front building line is being platted along DeForest Road.
Given that the setbacks required in the zoning districts axe
minimums, exceeding the required setback is acceptable. The
only variance being sought is a waiver of the alley requirement.
Given the size and configuration of the lot, an alley would not be
appropriate. Staff is recommending the granting a waiver to the
alley requirement.
Finally, the plat indicates the existing trees on the property.
Prior to construction of a new home(s) on this site, a tree survey
and mitgafion plan will be required.
RF~O~ATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the minor plat as submitted including
the waiver of the alley requirement.

2) Recommend disapproval of the request
3) Recommend modification of the request
4) Take under advisement for reconsideration at a later date.
