HISTORY: When this property was annexed into the City of Coppell it was
temporarily clazsified a~ "A" Agriculture District, until permanent
zoning is established. This request is to establi~ permanent, SF-12
district zoning
TRANSPORTATION: DeForest Road is an unimproved two-lane undivided residential
street contained in a 40 foot right-of-way.

COMPREI-IFNSIVE PLAN: The Comprehensive Plan shows the property as suitable for
single family residential.
DISCUSSION: The owners of the property wish to construct a single
family home, with a pool and cabana on this one acre
tract of land. The development will be in accordance with
the SF-12 District regulations except for a 100 foot front
yard setback, where 25 foot is required. The owners are
also requesting a waiver to the alley requirement. These
variances are being requested as part of the minor plat
approval. The applicant also intents to appeal to the Board
of Adjustment to determine the amenities (i.e. sleeping,
bathroom and cooking) that will be permitted in the
proposed cabana.
The subject property is 93 feet wide with a depth of 463
feet. The rear portion of the property slopes towards
Cambridge Manor and contains a 20 foot sanitary sewer
easement and mature trees. Additional mature Hackberry
trees exist along the eastern and southern property lines
The house, cabana and pool are proposed to be located in
the front 260 feet of the property.
The SF-12 district zoning is appropriate in this location in
that it reflects the zoning established in the PD's in close
proximity to this property. The deeper front setback and
the alley waiver may be approved through the platting
process.
RECO~ATION TO THE PLANNING AND ZONING COMMISSION:
Staff reco~ends approval of this rezoning request from an A-Agriculture
District to a SF-12 District based on its compatibility with the surrounding
land use and zoning patterns and its adherence with the recommendations of
the Comprehensive Plan.
