Box 478 Coppell, Texas 75019 Re: Bethel Road Estates Final Plat Dear Mr. Martin: The purpose of this letter is to clarify the minimum finish floor elevations of the lots within this platting. JD Landes is currently finalizing a flood study of this area in an effort to obtain a Conditional Letter of Map Revision in order to place fill within the limits of lot 2 of this plat. No fill is being placed within the floodplain limits oflotl. We hope to submit this flood study to you for review next week. We understand that this CLOMR has not been approved and therefore cannot be utilized in the platting of this property at this time. We have established these minimum finish floor elevations for platting at this time: Lot 1 Block 1 498.7 Lot 2 Block 1 498.7 The existing 100-year water surface elevation shown on the Flood Rate Insurance Map for these lots is.approximately 494.5. Adding 2 feet to this water surface in accordance with the City's floodplain ordinance, results in 496.5. The 100-year fully develOped water surface elevation for these lots is 497.7, as determined from the 1990 Albert Halff study prepared for the City. Adding 1 foot to this water surface elevation equals 498.7 in accordance with the City's floodplain ordinance. This elevation is greater than the elevation resulting from the FIRM and therefore controls. We will adjust our site plan grades up slightly to reflect these minimums.
