HISTORY: There has been no recent platting history on the subject tract.
TRANSPORTATION: Bethel Road is a two-lane asphalt unimproved street contained
within a 50-foot r.o.w.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
uses allowed in the Historical District (residences are
allowed).
DISCUSSION: This is the companion piece to the zoning case heard directly before this
application. Assuming the zoning takes place, this plat is the next step in
development of the property. Provided the flood plain is accurately
depicted on the Plat, a minor discrepancy between the lot size shown on
the PD application and this plat is cleared up, and the applicant follows
our conditional approval, staff can support this request.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of this minor plat with the following
conditions:
-lot 1 dimensions between zoning exhibit and platting exhibit track
-complete tree survey acceptable to Leisure Services Department
-payment of $1285 per lot park development fee
-no development in 100 year flood plain
-minimum finished floor elevation stated
-other staff comments
