Bethel Road, approximately 700' east of Hearthstone Lane, at the request of Mary Myers and Fred Joyce. No development will be allowed in the 100-year floodplain until a flood study is submitted and approved. 2. Per the City of Coppell Floodplain Management Ordinance, the more restrictive finished floor elevation is 1' above the ultimate flood elevation. Please verify the ultimate flood elevation and show the required finish floor elevation. 3. Make sure that the flood elevation information matches what is shown on the preliminary plat. 4. The proposed fence cannot be located on top of the proposed sanitary sewer line. 5. The City has concerns regarding the locations of the driveways and decorative fences as they impact the future vertical alignment of Bethel Road. Bethel Road, approximately 700' east of Hearthstone Lane, at the request of Landes and Associates, Inc. DRC DA TE: November 23, 1999 and December 2, 1999 CONTACT: Mike Martin, P.E., Assistant City Engineer (972-304-3679) 1. Show the abandonment of the existing sanitary sewer easement. 2. No development will be allowed in 100-year floodplain before a flood study is submitted and approved. 3. The sanitary sewer to be abandoned should be plugged at the Bethel Road R.O.W. and removed to the manhole north of the proposed Lot 2. 4. Due to the typical erosion of creeks, creek embankment stabilization may be necessary. 5. Any revision tot he 100-year floodplain limit per FEMA will require a replat of the property.
