ENGINEERING COMMENTS
ITEM: Bethel Road Addition, Lots 1 and 2, Block 1, Minor Plat, to allow the
development of 2 residential lots on approximately 3.2 acres of property located
along the north side of Bethel Road and 700' east of Hearthstone Lane, at the
request of Mary Myers and Fred Joyce.

COMMENT STATUS:
1. No developmem will be allowed in 100-year floodplain before a flood study is submitted
and approved.
2. Show the location of proposed driveways.
3. The sanitary sewer to be abandoned needs to be plugged at the Bethel Road R.O.W. and
removed to the manhole north of the proposed Lot 2.
4. Due to the typical erosion of creeks, creek embankment stabilization may be necessary.
5. Provide a minimum for 20' wide sanitary sewer easement for the proposed realignment of
10" sanitary sewer line. No improvement will be allowed on top of easement.
6. The side yard set back between lots 1 and 2 should be a minimum of 13' for both houses.
7. Show the limits of the 100-year floodplain.

to "PD-SF-12" Planned Development, Single Family-12, to allow the
development of 2 residential lots on 3.2 acres of property located along the
north side of Bethel Road, approximately 700' east of Hearthstone Lane, at the
request of Mary Myers and Fred Joyce.

1. Show limits of existing 100-year floodplain per FEMA map.
2. The easemem provided for the sanitary sewer needs to be 20' wide.
3. Show the existing right-of-way for Bethel Road. Right-of-way dedication should be enough
to provide 30' from the center line of existing road north to property line.
4. Note #3 should be revised to state minimum of 13' side yard for each lot between the
proposed houses and remove note for "no city sidewalks".
5. Show the locations of proposed driveways.
