Dowdy, Anderson & Associates, Inc 5225 Village Creek Dr. Suite 200 Plano, TX 75093 RE: Carter Addition Phase III — 22 lots Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General - 1. Revise plat to show any necessary easement modifications. Dimension and label easements circled. 2. Where possible show pot -hole elevations on gas main. 3. Where possible show retaining walls in plan views. Paving Plan - 4. Reference City details, don't include your own unless the City does not have one. 5. In a cul -de -sac we typically carry the 11' parkway around. 6. Show the BFRs for the sidewalk along Heritage Oak Court at the intersection of Carter Dr. 7. The City will still require written approval from gas company for road and utility crossing. 8. Legacy Ct — Show Driveways on narrow lots — Interaction with utilities. 9. At the intersection of Legacy & Heritage Oak there appears to be a 4.76 A PVI. Quite large without a vertical curve. Drainage Plan- 10. Show the retaining wall cross section on the profiles. 11. Show the profile of the storm drain extended to the creek and put the headwall on piers with necessary erosion protection. 12. With the future driveways along Carter and needing a trapezoidal channel to carry 28.1 CFS, it may be prudent to include storm through this section & maintain a visual ditch on the surface. Water Plan - 13. Water tie into Carter Dr, show as previously with a valve between connections. 14. We do not want water circling lot Ix. For off - street water, we will need locators placed on lots to identify pipes. Sanitary Sewer Plan/Profile- 16. See comments on Plans. Grading Plan - 17. Include a wall detail, you may need a railing in some locations. 18. Show steps if being included now or later. 19. Grading on lot 16 Block A needs to be reviewed. 478.1 FP to elevation 473.8 in a few feet within a drainage and utility easement. 20. We don't want drainage going over the walls. Please make the necessary changes and submit these marked -up plans and two sets of revised plans to the City for review. There may be additional comments marked throughout the plans that may need to be addressed as well. If you have any question please contact this office at your convenience.
