On the site plan, show the driveway curb radius on the next set of plans. Also, show the median and dimensions from the back of curb to the propery line. 2. Provide a lot cleanout for the 4" sanitary sewer line. 3. Only the irrigation meter can be off of the fire hydrant leg. The domestic meter must be tapped directly to the water main. 4. The boundary survey shown on the plans is for Lot 3 of the Butch Addition. Kwik Kar is Lot 2. 5. On the final plat of the Burch Addition, the distance shown on the plat needs to be shown on the legal description of the plat. 6. Upgrade the 8" sanitary sewer line to a 12" sewer line in order to comply with the City of Coppell Master Sewer Plan. 7. Construct the fire lane up to the end of the property line. An easement will need to be acquired from the property owner of the future site for Ace Hardware. 8. Show the water and sewer on a separate water and sewer plan sheet instead of on the site plan. 9. The water service detail needs to include a separate double check device detail in a separate box. Also, enlarge the standard construction details for clarity purposes. 10. Provide a drainage area map on the next set of plans. 11. Provide a title for sheet 4 of the plans. Is this the grading plans? There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
