Re: City of Coppell
Sandy Lake Road Water Line
(Denton Tap Road to the Wagon Wheel Ranch Elevated Storage Tank)
Dear Mr. Mitchell:
We are enclosing one set of preliminary construction plans for the City of Coppell's, Sandy Lake Road Water
Line, from Denton Tap Road to the proposed Wagon Wheel Ranch Elevated Storage Tank. This set is for
your use in final preparations of your plans for the Forest Cove, Phase II Addition to the City of Coppell.
From our review of your preliminary plans for this addition, we have provided 8-inch outlets on the proposed
24-inch water line for connection to proposed lines in the Forest Cove, Phase II Addition.
We have discussed this project schedule with the City of Coppell, and it appears the Sandy Lake Road Water
Line project will bid sometime early this spring, with construction being complete by late fall or early winter
of this year. As this project relates to the Forest Cove Additions (Phase I & II), please note that the water line
is to be located 5-feet north of the proposed wall maintenance easement. We are concerned the Forest Cove
Addition improvements will likely be completed in advance of our project. This includes the proposed brick
screening walls along the frontage of the additions. Once the brick screening walls are in place, construction
of the City's 24-inch water line becomes practically impossible without removing and replacing the walls. In
addition, a street cut or boring will then be required on Forest Bend Drive.
Please review your construction schedules on both phases of the Forest Cove Additions and notify us of your
findings. At this stage, we believe we can set the construction phasing on the water line project so that the
portion along the frontage of Forest Cove is completed early in the construction process. However, we would
like to make sure the proposed screening walPdo not conflict with the water line construction. After your
review, please call so that we can arrange a meeting if necessary with the City of Coppell to discuss these
concerus.
