RE: Second Construction Review Comments for the Burch Addition Lot 1 Block A
Dear Mr. Dowdey:
The City of Coppell has received the referenced plans and has the following comments to offer:
1. Provide an easemem for the fire hydrants at the locations shown on the final plat.
2. On the dimensional site plan, show the hike and bike easement, the 5' street R.O.W.
dedication, the R.O.W. on Bethel School Rd. and Denton Tap Road, the 15' landscape
area and the 10' utility/sidewalk easement on Denton Tap Road. Also, show the brick
pavers at all ingress/egress locations and the location of the sidewalk to the back of curb
on both streets.
3. On the paving and grading plan, the fire department requires a 50' outside radius and a 30'
inside radius for the fire lane. The As-Built Kwik Kar development plans shows parking
spaces in the locations shown on the plans.
4. The As-Built grading plans for Kwik Kar shows different contour elevations than what is
shown on the grading plans. Show a cross-section of the paving in the areas other than the
fire lanes.
5. On the fire lane paving plans, show the visibility easements, and the relocated guard rail.
Also, use double 4" Type I white reflective buttons at 30" centers for the left turn lane.
6. In the typical section detail for the fire lane, provide 25' of paving, and remove the curb
and gutter section from the detail. Also. show the brick pavers in the paving plan.
7. On the drainage area map. use a "C" factor of 0.95 for drainage area 2 and 3. Also, the
curb cut may not be wide enough to prevent standing water in the parking lot for a 100
year storm design.
8. On the water and sewer plans, provide a wastewater access device at the location shown
on the plans. Also, the water line is located in the pavemem.
9. Relocate the existing power pole out of the sight triangle.
10. Provide a 20' drainag~ e4,sement for the fire hydrant locations.

There are various other minor Comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
