HISTORY: Lots 1-4 have been preliminary platted within the last 9 months,
with lot 2 having been final plated within the last 90 days (the
Kwik Lube facility).
TRANSPORTATION: Denton Tap Road is a P6D, six-lane divided thoroughfare built to
standard in a 100 foot r.o.w.
SURROUNDING LAND USE & ZONING:
North - non-conforming mobile homes; "O"
South - developing commercial; "C"

COMPREHENSIVE PLAN: The Plan shows retail as the most appropriate use here.
ANALYSIS: This request for final plat approval is appropriate given the land use and
development activities taking place within the immediate area. Although
several trees must be removed to make way for the hardware store, the
applicant is providing landscaping around the site and has taken steps to
preserve as many existing trees on site to compliment his landscape plan.
The only concerns expressed by staff regarding this proposal include:
access easement and left turn lane need to be constructed.
landscaping requirements are met.
applicant will have to request a variance for the wrought iron fence
with landscape screening from Council, since it is the only body
which can modify the fencing requirement.

Final Plat Comments:
1. The dotted line adjacent to Bethel School Road and Denton Tap Road should be
labeled.
2. As per the previous plat requirement for Lot 2, Block A, the access easement and left
turn lane at the median to the south should be constructed with this development.
Site Plan Comments:
1. The sanitaW sewer easement should be correctly shown as 20 feet in width.
Irrigation Plan:
1. The irrigation line within the 20' sanitary sewer easement should be revised. This
will be addressed during the plan review.
