Dowdey, Anderson & Associates, Inc. 16250 Dallas Parkway Suite 100 Dallas, Texas 75248 RE: First Construction Review Comments for the Butch Addition Lot 1 Block A Dear Mr. Dowdey: The City of Coppell has received the referenced plans and has the following comments to offer: 1. Show the 25' landscape and sidewalk easement on the final plat. Also show the 15' landscape and sidewalk easement on the plat. 2. Show the driveway curb radii at the locations shown on the dimensional site plan. 3. The grading plans do not conform with the revised grading plans for Kwik Kar Lube & Tune. 4. Remove construction details from the paving and grading plans. 5. On the erosion control plan, install silt fences at the locations shown on the plans. 6. There is a concern about erosion and the width of the opening at the 3' curb cut on the east end of the property. 7. On the drainage area map, the water is designed to flow into the lumber yard. 8. On the water and sewer plans, install a manhole and cleanout for the 4" sanitary sewer line. 9. Remove the construction details from the water and sewer plans. 10. Install a double check for the 1" water service. Also, show the irrigation service and meter on the water and sewer plans. 11. Relocate the existing power pole out of the sight triangle. 12. Install the 8" double detector check fireline device per city specifications. 13. The 12" water line on Denton Tap is in the pavement and not at the location shown on the water and sewer plans. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
