Keith,
Please see below for David’s thoughts on the electrical plan. I believe the part that we need clarification on the
most is #3. I’ll call you in a little while to discuss.
Thanks

Dan,
Here’s my thoughts on how we handle the electrical modifications for this change:
1)Add receptacles to tree wells on Houston Street. These would be served from panel “LB” (city’s meter).
2)Add poles/fixtures for the new parking – 10 total, 1 in each island for the inboard parking and similar
locations for perimeter parking. It will not be necessary to add lighting for parking that is near Houston
Street.
3)New poles/fixtures to be served by new meter, panelboard, lighting contactor etc. Meter location to be
determined. We design 2 separate lighting circuits with separate conduit back to the panelboard. A
pullbox in each lighting circuit will serve as a future connection point.
a.The developer will pay for new meter, parking lot lighting etc. and be responsible for the
monthly electric bill.
b.When restaurant “A” builds, they can migrate their parking lot lighting circuit so it comes off the

new meter serving the restaurant. The developer will continue to be responsible for paying the bill
for the remaining parking lot lighting (5 poles/fixtures).
c.When restaurant “B” builds they will migrate the remaining lighting circuit to their meter. The
existing electrical service, meter, and panelboard etc that served the 2 lighting circuits can now
be removed.
I need to know if this plan is satisfactory before I discuss new service arrangement with Oncor. In the meantime,
I’m going to proceed as if this is arrangement is OK.
Please advise if this is acceptable.
