SURROUNDING LAND USE & ZONING: North - mobile homes and vacant; "O", Office South - vacant; "C" Cornlnercial East - U.S. Post Office; "C" Commercial West vacant; SF-12 Item 11 COMPREHENSIVE PLAN: The Plan shows commercial development as most appropriate for this site. ANALYSIS: Staff endorses this request for preliminary plat approval with several conditions which need to be addressed: a tree su~'ey locating all trees 8 inches or larger in caliper is provided landscaping plan must be submitted property owners agreement to maintain landscaping is required twenty foot easement above the existing sanitary sewer an applicant provided temporary construction easement (30-40 feet wide), binding on future owners, not encroaching on any proposed structures for construction of future 12" enlargernent of sewer utility layout needs to be provided floodplain to be indicated by metes and bounds fencing requirement on west property line needs Board of Adjustment resolution show that the left turn lane and the common access easement will be required to be constructed with the first development on any of the four lots Provided these conditions are addressed to the satisfaction of the Commission, staff would recommend approval of this preliminary plat.
