HISTORY: There is no history on this parcel of land.
TRANSPORTATION:
Denton Tap Road is an improved six-lane divided thoroughfare contained
within a 110 foot r.o.w. (P6D). Bethel School Road is an improved, two-
lane street, and is not on the Thoroughfare Plan.

COMPREHENSIVE PLAN:
The Plan shows retail as the most appropriate use here.
ANALYSIS: The applicant is requesting approval of a preliminary plat, which if
approved would allow the construction of a small retail center. A
hardware store is planned for lot 2 and two other users such as a day-care
center and an art gallery on lots 1 and 3 are planned for in the near
future.
The Development Review Committee met with the applicant to discuss
this item and offer the following comments:
The floodplain should be tied down by metes and bounds;
Any common access easements should be shown on the face of the
plat.
The left turn lane that services lot 3 will be required to be
constructed with this development.
The existing eight inch sewer on the west side of this property will
eventually be enlarged to 12 inches per Coppell's Master Plan. T
accomplish that work, the City needs to provide the following:
1) A minimum 20 foot permanent easement;
2) A 40 foot temporary construction easement.
Need to know the estimated daily water use and sanitary sewer
discharge.
ALTERNATIVES: 1) Approve the preliminary plat. 2) Deny the preliminary plat.
3) Modify the preliminary plat.
