3. Sonic Addition. Final PLat, located approximately 1,330 feet south of Parkway
Boulevard, along the west side of Denton Tap Road, at the request of Dowdey,
Anderson & Associates.
1. The second point of access to Denton Tap Road should be shown on the plat with
the volume and page number for the separate dedication.
2. Plans need to be submitted for the public improvements.
3. Please comment as to what the proposed 7 foot strip of land on the south side of the
dedicated fight-of-way is. It may need to be removed from the face of this plat.

1. A 15 foot landscape easement should be shown.
2. A 5 foot right-of-way dedication for BeXhe. l School Road should be shown.

4. Any common access easements should be shown on the face of the plat.
6. The existing eight inch sewer on the west side of this property will eventually be
enlarged to 12 inches per our Master Plan. To accomplish that work, the City needs
the following:
1. A minimum 20 foot permanent easement
2. A 40 foot temporary construction easement

The final plat was not reviewed due the fact that the preliminary plat was denied by the
