P.O.Box 294527 Lewisville, TX 75029 RE: Signature Living at Denton Creek Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General- 1. This CDC application and CLOMR has expired, they need to be resubmitted. 2. Remove the 2007 Preliminary floodplain line from the plat. 3. Remove all city details from this set, leave only the details that are modified or alternate details. The contractor will be required to have a set of details onsite. 4. Remove the landscape plans from the civil set except for LP I. Grading Plan- 5. The property owner will be required to maintain the 3:1 slope and the detention pond. Drainage Plan- 6. Area P1 is required to be picked up onsite. We do not allow private drainage onto public ROW. 7. Show the piers on your profiles of the storm drain. Utility Plan - 8. Move the vault and meters south about 10 feet if there is room, away from the parking stall and in the utility easement. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
