We offer the following responses to City comments in the DRC report:
Engineering:
1 Double check detectors are in the vault and noted.
2. Domestic water has been reconfigured.
3. Vault is located in landscaped area.
Fire Administration:
1. Fire hydrant system note has been recognized and noted to be installed prior to building construction.
2. FDC is no longer required for building...meets codes...please see architectural comments.
3. Sprinkler riser room is not required...please see above comment response.
4. Approaching fire lanes/entrances from 121 service road and Denton Tap Road. will be provided "by others" prior
to construction.
Planning Department:
1. Drive-Thru lanes dimension widths have been provided.
2. Please see architect's response.
3. Resolved by increased landscaping and visibility aesthetics. See also, architect's response.
4. Title blocks have been labeled PD-228R-HC.
5. Pavement around building to be standard concrete with formed joints at 5'on center.
6 Perimeter circulation will be provided via access connections to drives provided "by others."
Landscape Plan:
1. Landscape plan has been revised and scaled from 1:30 to 1:20 to"pop out"and provide better visibility.
2. Dwarf Max Myrtle has been extended.
3. Trees have been added.
Elevations:
1. Color board has been provided at DRC 12.6.07.
2. Dimension and color has been provided for signage. See architect response.
3. Elevation exhibits have been relabeled.

3. The building SF is 4,634 SF with a drive thru canopy which is comprised of
non-combustible materials. A project under 5,000 SF is not required to be
sprinklered; therefore there is no need for the Riser Room.
4. Items to be addressed by Civil Engineer.
Parks and Recreation: John Elias:

Planning Department: Gary Sieb: Siteplan.
1. Dimensions: shown on Civil Engineer's plans.
2. Double stack drive thru lanes:
a. Double stack drive thru lanes create a means for aiding in handling
more customers simultaneously. On any given lane, one car(A)
enters the lane. If the car stops at the first customer unit(CU)the
teller will request them to pull forward to the front unit. The second
car(B)will pull in to the CU. The teller coordinates both transactions
and will release the Car A transaction first. Car A should clear the
lane while Car B is being serviced. At no time is Car B finalized until
Car A's transaction is finalized.
3. Item to be addressed by Civil Engineer. Also, it is our understanding that the
layout along with a landscaped burro will provide closure to this issue.
4. PD-228R-HC is included in all title block information.
5. We have included a landscape inset at the sidewalk area at the Southeast
area of the building to reduce the extent of hard surfacing. The sidewalk area
will be scored in a grid pattern.
6. Item to be addressed by Civil Engineer.

2. Monument Letters will be black over a cast stone surface.
3. Monument sign has been modified to meet 40 sf limit including the structure.
