I offer the following explanations and revisions corresponding to the comment number: General - 1. Revise plat to show any necessary easement modifications. Dimension and label easements circled. Comment addressed. 2. Where possible show pot-hole elevations on gas main. Comment addressed. 3. Where possible show retaining walls in plan views. Comment addressed. Paving Plan - 4. Reference City details, don't include your own unless the City does not have one. The paving notes and erosion control details have been removed as requested. 5. In a cul-de-sac we typically carry the 11' parkway around. Due to the mountable curbs in the project, the 11' parkway is still proposed. 6. Show the BFRs for the sidewalk along Heritage Oak Court at the intersection of Carter Dr. Comment addressed. 7. The City will still require written approval from gas company for road and utility crossing. I am still coordinating with Atmos to receive approval on the road and utility crossings. 8. Quite large without a vertical curve. I've used this type of A-value at an intersection in the past. I believe this is adequate for an intersection because the vertical sight visibility is typically not an issue at an intersection. Drainage Plan — 10.Show the retaining wall cross section on the profiles. Comment addressed. 11.Show the profile of the storm drain extended to the creek and put the headwall on piers with necessary erosion protection. Comment addressed. 12.With the future driveways along Carter and needing a trapezoidal channel to carry 28.1 CFS, it may be prudent to include storm through this section & maintain a visual ditch on the surface. The ditch is still proposed, but design alterations have been made. The ditch has been moved further into the lots along Carter Drive and a drainage easement has been added to the plat to incorporate the drainage ditch. Also a note has been placed on the drainage area map to state the future driveways of the three lots on Carter Drive will be required to install a 21" RCP with sloped end headwalls. Water Plan — 13.Water tie into Carter Dr, show as previously with a valve between connections. Comment addressed. 14.We do not want water circling lot lx. Please tie water in Legacy Ct to Water behind lots. Comment addressed. 15.For off-street water, we will need locators placed on lots to identify pipes. Comment addressed. Structural retaining wall details are now included in the construction plans. 18.Show steps if being included now or later. Comment addressed. 19.Grading on lot 16 Block A needs to be reviewed. 478.1 FP to elevation 473.8 in few feet within a drainage and utility easement. Comment addressed. 20.We don't want to drainage going over the walls. There will be three lots with drainage going over the retaining walls. We must accept drainage from our neighbors so we request that you permit the water to go over the retaining walls in this area. I respectfully request approval of the construction documents.
