Show fire lanes, mutual access and utility easements on the Site Plan, do not need to indicate actual utility lines on this plan. 2. The PD approved two monument sign for Tract 2, one on SH 121 and 1 on Forest Hills Drive, four monument signs are being shown. Need to comply with the PD in terms of number, location and size of signs. 3. Correct typo in Notes and Conditions (thoroughfare) 4. Will the four dumpters adjacent to building 4 serve all three buildings? 5. This needs to be titled Lot2R, Block A of the Vista Point II addition. 6.The building setback line along SH 121 needs to be 60 feet, and 30'setback is permitted adjacent to internal lot lines. Setback lines need to be consistent between the site plan and the plat. LANDSCAPE PLAN 1.A PD condition waives the requirement for perimeter landscaped buffers between interior lot lines,and allows for the landscaping requirements to be calculated on the overall acreage of the PD as opposed to a tract-by-tract basis. When the original PD was approved, there was 7,953 square feet of overage of landscaped area for the entire development(Tracts 1-7). Review all details, including the alignments of the fire lane/mutual access easements as established by Vista Point II, Final Plat(Cab.V, Page 952),AND the Amending Plat of Vista Point II, (Cab.W, page 598)to assure that all easements are correctly designated and labeled. 2. Change the scale of the plat to match the scale of the site plan. 3. It appears that there has been an adjustment to the alignment of the Fire Lane and Mutual Access Easement as it intersects with Lot 1. 4. This property is in Denton County-so references to the existing filed plat are"Cab." instead of"Volume" 5.Add the distance to all the building lines (i.e. 60' Building Line) 6. The name of this plat needs to be Lot 2R, Block A, Vista Point II, (Business Center is not part of the official name of the plat)-revise all references. 7. Designate the width of all fire lane and mutual access easements (24') 8. Building line along SH 121 is 60 feet.
