a zoning change request from HC (Highway Commercial)
to PD-255-SF (Planned Development-255-Single Family), to permit the
development of 296 residential lots and 37 common area lots on 93.8 acres of
property located south of S.H. 121, approximately 450 feet west of Magnolia Park,
at the request of Terry Mitchell, Contrast Development.

COMMENT STATUS: PRELIMINARY FINAL REVISED
AFTER P&Z
1. Remove the parking from the T-intersections.
2. On street parallel parking should be maintained by the HOA.
3. We need approval from TXDOT for driveway locations.
4. Provide sight distance triangles and stopping sight distance for driveways off of the
service road.
5. Variance #1 will need more detail on the traffic control.
6. Variance # 7Lot 1X block K will need a sidewalk somewhere.
7. Variance #9, we will need to review the sanitary sewer radii in more detail, this will be
on a case by case basis.
8. There are several streets that have long straight-aways encouraging speeding, there will
need to be some sort of traffic calming device.
9. The proposed ponds will be private drainage easements maintained by the HOA.
10. The drainage areas between the lots are private drainage easements.
11. A flood study will need to be submitted.
12. The sanitary sewer to the south will need to be analyzed to ensure there is capacity
available for this development.
13. No trees will be allowed in the ROW.
14. Remove the pavement details from the plans, add note that refers to city details.
15. There will be no parking allowed around the common areas.
16. What is the 30 foot road easement? Will it be abandoned?
17. There will be additional comments during detailed engineering plan review.
