Westhaven-CS120503 DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: PD-255-SF, Westhaven, a zoning change request from HC (Highway Commercial) to PD-255-SF (Planned Development-255-Single Family), to permit the development of 296 residential lots and 37 common area lots on 93.8 acres of property located south of S.H. 121, approximately 450 feet west of Magnolia Park, at the request of Terry Mitchell, Contrast Development. Griffin, P.E., Dir. of Engineering/Public Works 972/304-3686 FINAL COMMENT STATUS: PRELIMINARY REVISED  AFTER P&Z 1. We need approval from TXDOT for driveway locations. 2. There are several streets that have long straight-aways encouraging speeding, there will need to be some sort of traffic calming device. 3. A flood study will need to be submitted. 4. The sanitary sewer to the south will need to be analyzed to ensure there is capacity available for this development. 5. There will be no parking allowed around the common areas. 6. There will be additional comments during detailed engineering plan review.
