Construction Plan Review Comments (5th submittal)
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Paving Plan—
1. The sidewalk in front of lot 1 will need to be closer to the back of curb to maintain the 20
foot separation from the garage per the PD conditions. Double check the lots on the Cul de
Sac as well to maintain the 20 foot separation.
2. Reference the city detail for the stamped concrete. ( Detail 2190)
3. Show the future Sandy Lake Rd. with the sidewalks and ADA ramps. If you need a copy of
the plans let us know.
Grading plan—
4. The drainage area map does not match the grading plan.
5. Lot 2X cannot drain onto private property to the east.
Utility Plan and Profile—
6. The meter on lot 7 will need to be off the curb.
7. Show the trees that will need to be removed because of the new utility locations.
8. The utility location detail shows a 50 ROW. Revise to show modified section.
9. Revise the sanitary profile to reflect the correct material.
Lighting and signage—
10. There will be a traffic signal at this intersection, not a stop sign.
There may be additional comments throughout the plans that need to be addressed. The City of
Coppell has reviewed the plans for the referenced addition which will be approved with the
comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All

contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
