Coppell Industrial Addition, Block A, Lot 2 (Tradepoint)
Dear Kerry:
This letter is in response to an email the Engineering Department received from you concerning the availability
of utilities to the referenced property. To the best of my knowledge the utilities are as follows:
WATER:
There is currently a 16"water line in the centerline of Bethel Road with a 10" stub out to this property and a 12"
water line in the south right-of-way of Creekview Drive. The Design Engineer will need to evaluate the lines in
regard to available volume and pressure for your development. Additional fire hydrant protection for this
development shall be in accordance with the City of Coppell Rules and Regulations, and as determined by the
Fire Marshal.
SANITARY SEWER:
There is currently a 15"sewer line that is located in Bethel Road with an 8" stub out to this property.
STORM DRAINAGE:
A previously constructed detention basin exists to accommodate drainage on the site. However, internal storm
sewer will be required to drain developed conditions to the detention basin. In addition, there is a 27" storm
drain in Creekview Dr. and a 30" storm drain in Bethel Rd.
As always, in the development of the property your Engineer should determine if the existing utilities available
to this site are adequate to serve your proposed development. If you have any questions or comments please
