Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General-
1. Drainage easement does not line up on Site Plan.
2. The sanitary sewer easement is recorded as a private easement between property owners; this
needs to be clearly labeled and a property owners' agreement will need to address this. The
conceptual site plan shows a building to be built over this easement and sewer line. This
would not be acceptable. Typically a sewer main serving multiple sites would need to be
included in a 20' public utility easement.
Drainage Plan-
3. Show the storm drain on the drainage area map.
4. Where does area A drain to? It cannot drain onto adjacent property.
5. Area F is required to be picked up onsite. We do not allow private drainage onto public
ROW.
6. Add an inlet and tie into storm drain instead of a curb opening.
Utility Plan -
7. Show the FDC size and line.
The City of Coppell has reviewed the plans for the referenced addition which will be approved
with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt work,
paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For

your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
