On July 12, 2012, the Coppell City Council approved the zoning and preliminary plat for
Westhaven, a 297 unit residential development north of Denton Creek and west of
Magnolia Park. When Magnolia Park was developed, a 12 inch sanitary sewer line was
constructed to serve property west of Magnolia Park. However, the elevation of that
sewer line is such that a lift station and force main will be required to serve property west
of Magnolia Park. In an attempt to avoid the long term maintenance of a lift station, the
developer and their consultant evaluated the possibility of rerouting flow from
Westhaven to an existing 15 inch sewer line south of the Westhaven development.
The City of Coppell is currently evaluating the existing 15 inch sanitary sewer line along
the south side of Denton Creek to determine the condition of the pipe between the
manhole immediately upstream of the Village at Cottonwood Creek (VACC) subdivision
pond outfall and the manhole immediately downstream of the same pond outfall
(approximately 300 linear feet). Our preliminary investigation indicates inflow in the
sewer line, possibly via a pipe separation caused by the pond outfall. To reroute the
Westhaven flow to the existing 15 inch sewer line, the developer will need to
rehabilitate/replace approximately 300 feet of the 15 inch sewer line between the two
aforementioned manholes. Once the improvements are made to that 300 foot section of
15 inch sewer line, the City of Coppell will allow the rerouting of the Westhaven sanitary
flows into the existing 15 inch sewer line south of Denton Creek at the manhole
immediately upstream of the VACC pond outfall.
