Richardson, Texas 75081 RE: Availability of City Utilities Amberpoint Business Park Lot 1C Block A Dear David: This letter is in response to an email the Engineering Department received from you concerning the availability of utilities to the referenced property. To the best of my knowledge the utilities are as follows: WATER: There is currently a 12" water line in the median of Royal Lane with a 10" stub out to this property and a 12" water line in the north right-of-way of Northpoint Drive. The Design Engineer will need to evaluate the lines in regard to available volume and pressure for your development. Additional fire hydrant protection for this development shall be in accordance with the City of Coppell Rules and Regulations,and as determined by the Fire Marshal. SANITARY SEWER: There is currently an 8" sewer line that stubbed out to the north part of the property. There is also an 8" sewer in the median of Royal Lane towards the south side of this property along with an 8"sewer main in the center of Northpoint Drive. STORM DRAINAGE: There is a 27"storm drain system in the southbound lanes of Royal Lane with an 18" stub out on the north side of this property. There is also a 42" storm drain system on the south end of this property in the southbound lanes of Royal Lane. There is a 27"storm drain in the south ROW of Northpoint Drive with an 18"stub out on the south side of this property. There is also a 30" storm drain in the south ROW of Northpoint Drive with a stub out to the south east corner of this property. As always, in the development of the property your Engineer should determine if the existing utilities available to this site are adequate to serve your proposed development.
