Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat—
1. Easements for franchise utilities?
Paving Plan-
2. The sidewalk should be 5' in width adjacent to Lodge Rd.
3. Make the barrier free ramps bi-directional.
4. Can you add the profile for Ridgecrest Ct. on the same page as Cedar Crest?
5. Show the correct mountable curb on the typical section.
6. Remove existing driveways on Sandy Lake and Lodge and replace with sidewalk.
7. You will need to have a 25' radius on the emergency exit/entrance, the inlet will have to be
moved.
8. Install a typical driveway approach on Sandy Lake then you can add the grass-crete. Provide
a detail of this drive approach.
Drainage Plan -
9. Add inlets on Ridgecrest Ct. We are concerned with driveways on Lot 2 and Lot 6, Block A.
10. Make sure all yard drains are private.
Water and Sanitary Sewer Plan—
11. The existing sewer will need to be replaced, it is over 30 years old; now would be the time to
replace it.
12. Are any irrigation meters needed?
13. There may or may not be an 8"water stub out already to this site; if so, you can use that.

Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you would like to meet with the city staff to discuss possible
options regarding the drainage adjacent to Sandy Lake Rd. or if you have any questions, please
