Completion of Punch List Items
Dear Mr. Chapman:
The City of Coppell Engineering Dept. is writing this letter to express dissatisfaction with the pace of work
and the lack of time you are dedicating to completion of the remaining punch list items from the final walk-
through inspections. Should you need a copy of the original punch list, please contact our office. I am also
adding to the list since the July 25th letter and July 30th memo, "high grass and weeds on the entire project
and especially in the new plantings areas." The perimeters look terrible, dividing lines between lots are
very ragged, un-cleared areas such as behind the Chamber of Commerce are very overgrown and the entire
project needs cleaning and trimming. It is your responsibility to maintain these areas until the punch lists are
complete and a letter of Final Acceptance has been issued.
You have a limited amount of time to finish the work per the contract. In the Notice to Proceed letter dated
October 18, 2011, your completion date is October 16, 2012. Page 1-15 of the contract spells out
Incentives/Disincentives for Early/Late Completion. According to this section, you are entitled to a $1,000 per
day incentive for each day prior to 10/16/12 that you reach Final Acceptance. There is also a $1,000 per day
penalty for late completion. The sooner you wrap up your responsibilities here,the better for all concerned.I have
been disturbed by your lack of response to my calls, so I am attempting to reach you in this manner to call
attention to the need for completion of this project. Feel free to call me if you have any questions.

RE: Subsequent Walk-thru for Old Town Coppell
(These items were noted after Project Engineer’s return)
1. Move the stop signs at Houston St & Travis St @ S. Coppell Rd closer to S. Coppell Rd.
2. Clean all trash up and remove large weeds.
3. Restore irrigation @ Chamber of Commerce building driveway.
4. Street name signs are needed @ E Main St and W Main St on both ends, W Main St @
Houston St, and E Main St @ Travis St.
5. There appears to be an overabundance of sign poles at some of the intersections. Is there a
way to combine signs on one pole or have dual purpose poles?
6. Stop bars are needed at these locations:
Main St @ Houston St southbound
Houston St @ Main St eastbound
Mitchell St @ Bethel Rd southbound
7. Restore irrigation @ Kirkland House on S. Coppell Rd.
8. Need plantings, irrigation & electric outlets at the three new tree wells on Main St.
9. On Page 82: need two 35’ lengths of 2” sleeves to islands (conduits to islands apparently
were not installed).
10. Banner pole arms on bridge over box culvert are wrong; they should have an arm at the
top and an arm at the bottom, not two at the top.
11. A parking lot line to demarcate parking spaces along Bethel Rd.; reflective buttons are
needed on the driving surface due to drivers hitting the curb.
12. Cut down stump across from the northwest parking lot.
13. Parking lot lights need to be installed at the northwest parking lot.
