ENGINEERING DEPARTMENT: A. Platting Comments: 1. We have provided for a 20' hike and bike trail easement. 2. The proposed retaining wall behind Lots 1-5 will not be eliminated when Creekside Estates is constructed. 3. We have provided for a variance of alleys. 4. We have provided the signature blocks for the floodplain administrator and franchise utility companies. 5. We will provide a flood study at the time of final platting. 6. We have provided for a 20' drainage easement at the end of the cul-de-sac for the drainage system. 7. We have shown the right-of-way dimensions for the streets and divided entrance dimensions. Also, a note stating that the median will be maintained by the Homeowners Association is shown. 8. We have shown the adjacent zoning. Development Review Committee July 6, 1995 Page 2 9. We have provided for the minimum finish floor elevation according to the City's Floodplain Management Ordinance. B. Utility Plan Comments: 1. We have shown the existing 10" sewer line in the Estates of Cambridge Manor between Lots 1 & 2. 2. We have provided for the 6" sewer line abandonment. 3. We have provided for the reconfiguration of the 10" sanitary sewer line. 4. We have provided for a blowoff valve at the end of the 8" water line. 5. We have provided for an 8" sanitary sewer line. H. BUILDING INSPECTION COMMENTS: 1. We have corrected the zoning to SF-12. 2. We have provided for the variances requested. 3. Blocks have been called out. 4. We have realigned the sanitary sewer. 5. We will provide final detailed grading plans at the time of final platting of the property. 6. We will provide a detailed landscape and screening plan at the time of final platting. III. FIRE DEPARTMENT COMMENTS: 1. 2. We have provided for a 50' clear (no parking) turning radius. 3. We have provided for a fire hydrant on the east side of Shadybrook at Lot 1. Development Review Committee July 6, 1995 Page 3 IV. UTILITY DEPARTMENT'S COMMENTS: A. TU Electric: 1. Easements are provided for proposed electrical utilities. 2. Load information (size of structure, A/C-Heat Load) will be provided by the developer. B. Lone Star Gas: 1. We will be requesting relocation of the 4" gas main.
