Box 478 Coppell, Texas 75019 RE: Creekside Estates Flood Study C TEI Job # 4112 J Dear Mr. Griffin: Creekside Estates, a single family residential development, is being submitted for review and approval. Creekside Estates is located north of DeForest, south of Denton Creek and west of The Estates of Cambridge Manor. The current FEMA map (480170 0010E, April 15, 1994) shows a portion of this 14.8 acre tract in the 100-year floodplain. However, when mapping the floodplain on the city aerial topography map, the 100-year floodplain is confined to the bed and banks of Denton Creek adjacent to Creekside Estates. A copy of this map that shows the project, the 100-year floodplain, the alignment of Denton Creek and cross section locations is attached. Also attached is a duplication of the current effective HEC-2 computer run for Denton Creek that includes flood profiles for the FEMA floodway, the City ultimate 100-year and the City 2-year discharges. This engineering material shows that the proposed development of Creekside F.ssates is outside of the 100-year floodplain limits. Please review this submittal for approval.
