Dear Mr. Garza:
I have reviewed your comments and have addressed all of them. I offer the following explanations and
revisions corresponding to the comment number:
Plat-
1. Easements for franchise utilities?
We are currently in the process of coordinating with the franchise utility companies. Once designs
are finalized I will update the final plat.
Paving Plan-
2. The sidewalk should be 5' in width adjacent to Lodge Road.
This comment has been addressed.
3. Make the barrier free ramps bi-directional.
The ramps have been revised per your request.
4. Can you add the profile for Ridgecrest Ct. on the same page as Cedar Crest?
This comment has been addressed.
5. Show the correct mountable curb on the typical section.
This is the same mountable curb section that has been approved in a recent job submitted to the
City of Coppell, if the section has changed please let me know what the new dimensions are.
6. Remove existing driveways on Sandy Lake and Lodge and replace with sidewalk.
Notes have been added to various sheets to Reference Plat 10 for removal/replacement of
existing driveways and sidewalk.
7. You will need to have a 25' radius on the emergency exit/entrance, the inlet will have to be moved.
The emergency access radius has been revised to 25'.
8. Install a typical driveway approach on Sandy Lake then you can add the grass-crete. Provide a
detail of this drive approach.
We have removed the grass-crete and will install a typical concrete drive for the emergency
access.

Drainage Plan -
9. Add inlets on Ridgecrest Ct.We are concerned with the driveways on Lot 2 and Lot 6, Block A.
Inlets have been added on Ridgecrest Court to alleviate the concern of water flowing into the
proposed driveways.
10. Make sure all drains are private.
The plat and details call out for the storm sewer system to be within a Private Drainage Easement.
Water and Sanitary Sewer Plan-
11. The existing sewer will need to be replaced, it is over 30 years old; now would be the time to
replace it.
We will have a utility company TV test this line to verify the condition of the existing sanitary
sewer line. From that point we can make a determination on whether or not it needs to be
replaced.
12. Are any irrigation meters needed?
A 1.5" irrigation service has been added near the entrance in Lot 2X.
13. There may or may not be an 8"water stub out already to this site; if so,you can use that.
Thank you for this information. Our plan is to continue showing the waterline to be bored, but
once the utility contractor is selected and mobilizes, we will have him try to field locate an 8" stub
out to our property. If found we will contact the City to verify the acceptance of being able to
connect to the stub out.
Mike, it is my understanding the City of Coppell reallocates water fees when the removal of existing
water meters takes place and the installation of new meters are at the same size. Please verify that this
is correct. If so, can we please receive an updated Fee Assessment.
