BUILDING PERMIT TIME/EXPENSE - To be supplied by client. ADA PLAN APPROVAL TIME/EXPENSE - $2,500 allowance included. UTILITY TIE - IN COST - $1,800 included. Assuming the transformer that is located on the plans is already onsite and operational. ZONING. Assuming that the required zoning to facilitate this project is in place. BUILDER'S RISK INSURANCE COST - Included. BLUEPRINT FEE - Blue prints being supplied by the client. SITE CLEARING - Allowance of$4,500 to prepare the site. CHEM CAN - Included FOUNDATION - Client to provide the soil study (per plans/specs provided). Making assumption that study will show need for 26" beams. Deeper beams would call for a modification to the price. A piering allowance of$5,500 has also been included. CERAMIC TILE. A ceramic tile allowance of$9/SF (turnkey) has been included for the wet areas and common walk ways. GRANITE. A granite allowance of$65/SF has been included for the counters of the receptionist area. A lighting allowance of$8,800 has been included. CABINETS. A $7,50(} allowance has been included within the proposal. FRAMING - Would be a lumber-framed structure. GUTTERS - Would be fully guttered. PLUMBING - Per specs provided. ELECTRICAL - To specs provided. FIRE CONTROL - The City of Coppell would need to be formally consulted. Most cities do not require fire control systems for this size building, so that expense has not been included herein. One can also be bid at the client's direction, but those figures are not included in this proposal. SECURITY - Security system has been pre-wired with contacts at all operable doors and windows. HVAC - One five ton 12 SEER Lennox with electric heat ROOFING - A 40 year dimensional roof has been spec'ed. BRICK - $300/1000 allowance for brick material. STONE/PRE-CAST CONCRETE - Per drawings. CARPETING - $12.50/SY allowance (builder cost) PAINT - INTERIOR - One color wall, one color trim, one color/stain cabinets. EXTERIOR FINISFI OUT - Per specs provided. SITE FINISH - Per specs with these allowances: Sod allowance $3,000 Landscaping allowance $1 3,000 Sprinkler allowance $12,000 INTERIM/PERMITS - Permits, impact fees, interest and any expenses associated with financing are not included herein. Based upon the information supplied, we estimate the final cost to be $413,478. We propose that the final contract entered into be a.fixed price cash contract, with no increases save and except by executed Change Orders at the clients' suggestion. Summit Country Homes typically collects ten percent (10%) earnest money on commercial projects prior to the start of construction or final due diligence. These funds serve as a credit against the overall project investment amount. GLOBAL NOTES All changes subsequent to the redline meeting would need to be in the form of Change Orders, paid for in cash prior to acceptance of the change by the Builder. A Realtor fee has not been included in this proposal. We appreciate the opportunity to present this proposal. This proposal is good through June 25, 2005.
