October 16, 2012 Dowdy,Anderson&Associates, Inc 5225 Village Creek Dr. Suite 200 Plano, TX 75093 RE: Ridgecrest Estates Construction Plan Review Comments (2nd submittal) The City of Coppell has reviewed the referenced plans and with the following comments addressed the plans will be approved: Paving Plan- 1. Our minimum vertical curve for residential is 200 feet. Drainage Plan - 2. We still have concerns with the drainage at the intersection of Deerfield and Cedar Crest. Water and Sanitary Sewer Plan— 3. Keep manholes, water meters and fire hydrants out of the sidewalks. 4. The sanitary sewer lids will need to be 30". The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the buildings' footprint(s). This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement,the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience, a spreadsheet is attached to the permit application for use in calculating the inspection fees (Page 3). A copy of the contract(s) should be attached for verification purposes.
