7 (Planned Development-200 Revision 4-Single Family-7), to allow the
development of seven (7) single-family lots and two (2) common area lots on 2.27
acres of property located along the north side of West Sandy Lake Road,
approximately 130 feet west of Summer Place Drive, at the request of Nancy J.

COMMENT STATUS: PRELIMINARY FINAL REVISED

1.There will be additional comments during detailed engineering plan review.
2.The paving and detention will be the maintenance responsibility of the HOA. This
is a huge undertaking for only 7 lots.
3.The utilities will need to be in a minimum of a 25 foot easement.
4.How does the storm drain system work? What are the elevations of the detention
pond outfall and the alley?
5.Is the underground detention facility under the fire lane? Can it withstand a fire
truck load?
6.The City’s hammerhead fire lane detail shows a 150 foot "head". This width needs
to be met.
7.Remove the note under the typical pavement section that says refer to City of
Coppell detail.
8.Provide easements for the fire hydrants.
